Le campus Forster est le premier complexe d\u2019immeubles commerciaux de Suisse \u00e0 recevoir la fameuse certification LEED Gold distinguant des constructions particuli\u00e8rement durables. Debrunner Acifer Bewehrungen a livr\u00e9 740 t d&rsquo;acier d&rsquo;armature \u00e0 Gautschi AG, l\u2019un des intervenants du chantier.<\/strong><\/p>\n\n\n\n<p>Forster Profilsysteme AG d\u00e9m\u00e9nage \u00e0 Romanshorn (TG)&nbsp;: le campus qu\u2019elle y construit pour CHF 52 Mio sera son nouveau si\u00e8ge. Le campus Forster regroupera 140&nbsp;collaborateurs auparavant r\u00e9partis sur deux sites \u00e0 Arbon. Il pose de nouveaux jalons de durabilit\u00e9 en mati\u00e8re de construction et d\u2019exploitation. La halle de production et logistique de 11&nbsp;700&nbsp;m\u00b2 comporte, entre autres, une unit\u00e9 de stockage en hauteur pour produits finis et semi-finis. Le deuxi\u00e8me b\u00e2timent, tout en verre, abritera des bureaux, un showroom et des salles de r\u00e9union. Le troisi\u00e8me b\u00e2timent, qui sera un centre technologique, comportera un centre de formation, un centre d\u2019essais et un atelier de production.<\/p>\n\n\n\n<p><\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<p><strong><strong>Certificat LEED Gold pour les b\u00e2timents particuli\u00e8rement durables<\/strong><\/strong><\/p>\n\n\n\n<p>Le campus Forster sera le premier complexe de b\u00e2timents commerciaux en Suisse \u00e0 d\u00e9crocher le fameux niveau Gold de la certification LEED, qui distingue les constructions particuli\u00e8rement durables. Forster Profilsysteme AG compte atteindre tr\u00e8s vite un bilan CO<sub>2<\/sub> neutre, voire positif. Les halles de production et logistiques et le b\u00e2timent administratif sont d\u00e9j\u00e0 d\u2019ores et d\u00e9j\u00e0 neutres en CO<sub>2<\/sub>. \u00ab&nbsp;Les toits du campus Forster sont quasi enti\u00e8rement recouverts de panneaux solaires. D\u2019une puissance de cr\u00eate de 1,5&nbsp;MW, ils alimentent toute la production en \u00e9lectricit\u00e9 verte. L\u2019eau de pluie est r\u00e9cup\u00e9r\u00e9e pour les WC et l\u2019irrigation des pelouses. L\u00e0 o\u00f9 c\u2019est possible, nous r\u00e9cup\u00e9rons l\u2019\u00e9nergie r\u00e9siduelle de nos processus pour augmenter le rendement du chauffage et de la climatisation&nbsp;\u00bb, selon Willi L\u00fcchinger, CEO de Forster Profilsysteme AG. Les exigences \u00e9cologiques du ma\u00eetre d\u2019ouvrage vont au-del\u00e0 de l\u2019exploitation du campus&nbsp;: la durabilit\u00e9 est un crit\u00e8re central d\u00e9j\u00e0 lors de la construction.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><strong><strong>Acier d\u2019armature&nbsp;: taux de recyclage minimal impos\u00e9<\/strong><\/strong><\/p>\n\n\n\n<p>\u00ab&nbsp;Le label LEED fixe la part de m\u00e9tal recycl\u00e9 de l&rsquo;acier d&rsquo;armature&nbsp;\u00bb, explique Peter Spirig, chef de chantier chez Gautschi AG, charg\u00e9 de la construction du b\u00e2timent. \u00ab&nbsp;De plus, il faut d\u00e9clarer d&rsquo;o\u00f9 vient le fer recycl\u00e9&nbsp;\u00bb. La r\u00e9duction de l\u2019\u00e9mission de poussi\u00e8re pendant le chantier faisait aussi partie de exigences LEED. Pour l&rsquo;\u00e9limination des d\u00e9chets, Gautschi a d\u00fb indiquer o\u00f9 les gravats, d\u00e9chets et restes de mat\u00e9riaux d&rsquo;isolation \u00e9taient amen\u00e9s et ce qu\u2019il en \u00e9tait fait. M\u00eame le b\u00e9ton \u00e9tait soumis \u00e0 des dispositions sp\u00e9ciales.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><strong><strong>B\u00e9ton R&nbsp;: le seul conforme aux exigences LEED<\/strong><\/strong><\/p>\n\n\n\n<p>Le b\u00e9ton conventionnel se compose de mat\u00e9riaux primaires telles que le gravier, le sable et ciment. Le b\u00e9ton pr\u00e9servant les ressources est enti\u00e8rement ou partiellement compos\u00e9 de granulats recycl\u00e9s obtenus par traitement des d\u00e9chets de construction. \u00ab&nbsp;LEED exige du b\u00e9ton R et d\u00e9finit, en plus, la part de mat\u00e9riaux recycl\u00e9s&nbsp;\u00bb, explique Peter Spirig. \u00ab&nbsp;Dans la r\u00e9gion, un seul fournisseur propose ce type de b\u00e9ton&nbsp;\u00bb. L\u2019ouvrage a \u00e9t\u00e9 r\u00e9alis\u00e9 en trois \u00e9tapes. Pour garantir la s\u00e9curit\u00e9 des collaborateurs, Gautschi avait contact\u00e9 la SUVA d\u00e9j\u00e0 avant le d\u00e9marrage du projet. \u00ab&nbsp;Pour la protection antichute, nous avons construit des tours d&rsquo;\u00e9chafaudage et les d\u00e9placer avec la grue de chantier. Le risque d\u2019accident a ainsi \u00e9t\u00e9 tr\u00e8s nettement r\u00e9duit.&nbsp;\u00bb<\/p>\n\n\n\n<p><strong><strong>Inauguration pour le jubil\u00e9 du 150<sup>e<\/sup><\/strong><\/strong><\/p>\n\n\n\n<p>Le campus Forster est un des plus grands projets de l\u2019histoire de l\u2019entreprise Forster Profilsysteme AG. Il sera achev\u00e9 en 2024, pour le 150<sup>e<\/sup> anniversaire de l\u2019entreprise et r\u00e9unira pass\u00e9 et avenir dans une construction durable. Ce label am\u00e9ricain d\u00e9finit des standards de construction durable, avec les niveaux Platinum, Gold, Silver et Certified remis selon un syst\u00e8me de points. Nos possibilit\u00e9s de croissance \u00e9taient \u00e9galement limit\u00e9es. S\u2019y ajoute qu\u2019\u00e0 l\u2019avenir, nous voulons assurer notre production et notre d\u00e9veloppement en privil\u00e9giant la durabilit\u00e9, ce qui, en tant que locataires, n\u2019\u00e9tait possible que de mani\u00e8re limit\u00e9e. Enfin, cela nous permet de proposer des postes de travail pr\u00eats pour les exigences du futur, ce qui \u00e9tait difficile sur nos sites actuels.<\/p>\n\n\n\n<p><strong><strong>\u00c0 quels d\u00e9fis avez-vous \u00e9t\u00e9 confront\u00e9s dans ce projet&nbsp;?<\/strong><\/strong><\/p>\n\n\n\n<p>La premi\u00e8re t\u00e2che cruciale a \u00e9t\u00e9 de trouver une surface suffisamment grande et d\u00e9j\u00e0 bien \u00e9quip\u00e9e. Nous voulions aussi garder le plus possible de collaborateurs\/trices apr\u00e8s le d\u00e9m\u00e9nagement, et garantir le transfert de connaissances. Au cours de l\u2019\u00e9valuation de plusieurs sites potentiels, la question de la rentabilit\u00e9 s\u2019est \u00e9galement pos\u00e9e. Une fois tomb\u00e9s d\u2019accord sur le site id\u00e9al (Romanshorn), nous pr\u00e9parions le lancement des travaux de construction quand on nous a soudain demand\u00e9 un plan d\u2019am\u00e9nagement d\u00e9taill\u00e9 de tout le site. Nous avons d\u00fb reporter les travaux pour pouvoir le fournir, mais avons quand m\u00eame r\u00e9ussi jusqu\u2019ici \u00e0 respecter le calendrier pr\u00e9vu. La crise sanitaire a aussi pos\u00e9 des d\u00e9fis en perturbant les cha\u00eenes logistique, et la guerre en Ukraine a fait exploser les prix. Mais contre vents et mar\u00e9es, nous avons maintenu le projet.<\/p>\n\n\n\n<p><strong><strong>Les processus ont-ils chang\u00e9 ces derni\u00e8res ann\u00e9es&nbsp;?<\/strong><\/strong><\/p>\n\n\n\n<p>Nous avons compris qu\u2019il fallait faire une croix sur le d\u00e9roulement des projets d\u2019autrefois &#8211; avant la pand\u00e9mie. Le syst\u00e8me \u00ab&nbsp;d\u00e9cid\u00e9 le matin, livr\u00e9 l\u2019apr\u00e8s-midi&nbsp;\u00bb ne fonctionne plus. La gestion des co\u00fbts et du temps est devenue primordiale, surtout avec les prix \u00e9lev\u00e9s des mat\u00e9riaux. Une planification s\u00fbre, stricte et pr\u00e9voyante est la seule solution. Gr\u00e2ce \u00e0 une \u00e9quipe comp\u00e9tente, nous sommes sur la bonne voie.<\/p>\n\n\n\n<p><strong><strong>Quelle est la place de la durabilit\u00e9 chez Forster Profilsysteme&nbsp;?<\/strong><\/strong><\/p>\n\n\n\n<p>En tant que fabricant de syst\u00e8mes de profil\u00e9s, nous avons toujours \u00e9t\u00e9 attentifs \u00e0 la durabilit\u00e9. Il fallait tenir compte du p\u00e9rim\u00e8tre de chute&nbsp;: aucune ne devait pouvoir toucher les lignes CFF, m\u00eame en tombant accidentellement. Les directives LEED d\u2019\u00e9limination du b\u00e9ton et de l&rsquo;acier &#8211; avec le plus de recyclage possible &#8211; et de longueur des trajets ont n\u00e9cessit\u00e9 des processus sp\u00e9cifiques.<\/p>\n\n\n\n<p><strong><strong>Quel a \u00e9t\u00e9 le facteur principal pour le bon d\u00e9roulement du chantier ?<\/strong><\/strong><\/p>\n\n\n\n<p>La planification avec le contrema\u00eetre et la direction des travaux est essentielle pour un tel projet &#8211; relativement grand pour nous. L&rsquo;\u00e9tendue du site a n\u00e9cessit\u00e9 d\u2019am\u00e9nager des pistes et des points de d\u00e9chargement. Ces derniers devaient supporter 600 \u00e0 700 passages de camions transportant en tout 5000 m3 de b\u00e9ton. Notre contrema\u00eetre a d\u00fb \u00e9laborer un programme sur 3 semaines pr\u00e9cisant le mat\u00e9riau \u00e0 livrer, la date de livraison, ainsi que la date et le lieu de pose. La proximit\u00e9 des lignes \u00e0 moyenne tension des CFF nous interdisait de placer les grues n\u2019importe o\u00f9. Il fallait tenir compte du p\u00e9rim\u00e8tre de chute&nbsp;: aucune ne devait pouvoir toucher les lignes CFF, m\u00eame en tombant accidentellement. Ces derniers devaient supporter 600 \u00e0 700 passages de camions transportant en tout 5000 m3 de b\u00e9ton. Notre contrema\u00eetre a d\u00fb \u00e9laborer un programme sur 3 semaines pr\u00e9cisant le mat\u00e9riau \u00e0 livrer, la date de livraison, ainsi que la date et le lieu de pose.
